BRIDGE Housing and Holland Partner Group Selected for Mixed-Income, Mixed-Use Development in San Diego

SAN DIEGO, CA, January 5, 2018---The County of San Diego has selected BRIDGE Housing and Holland Partner Group to develop a total of 253 apartments and nearly 9,000 square feet of retail space at Cedar Street and Kettner Boulevard in San Diego’s Little Italy neighborhood.
Nonprofit BRIDGE Housing will develop an eight-story building with 57 affordable apartments for low-income seniors who earn 30-60% of Area Median Income (currently $21,800-$43,680 for a two-person household); five percent of the units will be set aside for seniors enrolled in the county-administered Mental Health Services Act program. Holland Partner Group will develop 196 market-rate apartments in an adjacent 29-story tower with three levels of underground parking. Both properties will feature street-level retail and restaurant spaces.
In keeping with the guiding principles of the Downtown Community Plan, the developers are working with architect AVRP Skyport to create a development that contributes to the area’s vitality and allows residents to live close to work, transit and culture. AVRP’s design concept—which includes elements such as aluminum, spandrel glass and vertical angled features—is inspired by the site’s prominent location as a gateway from Little Italy to the City and the Bay. Both buildings are being designed to LEED Gold standards.
“The vision is to create a synergistic feeling of place—providing much-needed housing next to transit, integrating a mix of uses into a vibrant historic community and activating an underutilized parcel,” said Cynthia A. Parker, BRIDGE President and CEO. “We are proud to team up with Holland Partner Group and AVRP Skyport on this transformative development.”
