Program-Related and Below-Market-Rate Investments
Program-related investments (PRIs) are investments made by foundations and banks to support BRIDGE's affordable housing development activities. Investments provide BRIDGE with access to capital at lower rates than may otherwise be available and involve the potential return of capital within an established time frame. For the lender, BRIDGE's repayment or return of equity allows resources to be recycled for other socially beneficial purposes, making the investment a highly leveraged opportunity.
Foundation grants and contributions from private, family, corporate, and community foundations are important sources of support for BRIDGE. Often providing seed money, foundation support makes it possible for BRIDGE to develop new programs, meet the growing needs of residents with special services, and support necessary capacity-building efforts. From our Homeownership Initiative to the Alan and Ruth Stein Educational Assistance Awards, over 50 national and regional foundations have invested in and sustained innovative new ideas at BRIDGE.
Because of our track record, it is sometimes easy to lose sight of the fact that BRIDGE is a nonprofit organization. We do not measure our success by profit, but by the quality of life of the people and the communities we serve. Much of the “social capital” that we need to invest in the educational and financial goals of our residents comes from generous gifts from individual donors. We leverage every contribution to deliver highly effective programs that cannot be funded from our development and management fees.
